Our flexible solutions are tailored to suit each landlord’s particular needs, whether for a single property or an extensive portfolio. Whilst most of our clients choose our management service options, we also offer a Let Only service to allow you to manage the tenancy yourself.

Full Management Service - We find the tenants, we fully manage the property, we collect the rent.

Our Full Management service includes deposit and rent collection, regulatory compliance, property inspections, and all repairs and maintenance.

Let & Rent Collection Service - We find the tenants, we collect the rent.

Our Let & Rent Collection service is designed for landlords who are happy to manage their property but need help finding the right tenant and collecting rent.

Let Only Service - We find the tenants.

With our Let Only service we market the property, carry out tenant checks and referencing, and sort out the deposit and Tenancy Agreement. The landlord manages finance, maintenance and compliance.

Landlord Fees

We guarantee our fees will be competitive, transparent and fair, with no hidden charges or unexpected costs.

The letting process

1. Rental valuation and advice

We will meet you at the property to carry out a realistic and honest valuation based on market intelligence and experience.

2. Marketing your property

Once instructed, we will develop expert marketing materials – including professional photography and floorplans – to showcase your property across the leading platforms, our own website and social media, and to our database of prospective tenants.

3. Find the right tenants

We will qualify and negotiate all offers and provide advice on which tenants we think are right for you. Once an offer is accepted, we will take a holding deposit from the tenants and start the referencing process.

4. Referencing and Tenancy Agreement

All prospective tenants are thoroughly referenced to check there is no adverse history and that they can afford the rent. A tenancy agreement will then be drafted for signature by all parties and deposits will be collected.

5. Compliance

We will guide you through the laws and regulations to make sure your property and the tenancy itself are fully compliant before the tenant moves in.

6. Property let

On move-in day we will hand over the keys and welcome your tenants to their new home. In most cases we provide ongoing management, leaving you to relax knowing your investment is in safe hands.

Property Maintenance and Repairs

Our managed properties benefit from our established network of trusted suppliers and tradespeople to undertake work on properties quickly and efficiently. This includes key trades such as electricians, plumbers, heating engineers, roofing contractors, as well as other general repair, gardening, and cleaning services.

We also arrange other specialist services such as property inventories and assessments for Energy Performance Certificates (EPC), Electrical Installation Condition Report (EICR), Gas Safety and legionella risk.

Our experience enables us to ensure that contractors are providing value for money, and that all charges are fair and commensurate with the work undertaken.
