The renting process
1. Your rental preferences.
Tell us what you’re looking for in your new rental. We will then point you to properties and locations that match your criteria.
2. Personal viewings.
Explore potential homes online, and we’ll give you advice on properties that match your needs. We’ll then arrange viewings for you to take a look.
3. Secure your chosen home.
Submit your application and we’ll work with you on the essential background information including credit searches, references, and Right-to-Rent checks.
4. Tenancy agreement & deposit.
Once the let has been agreed, we will coordinate the paperwork between you and your landlord to make sure all is in order. We will also arrange for the safekeeping of your deposit and arrange payment of the first month’s rent.
5. Moving in.
We will complete an inventory check prior to move-in. We will then handover your keys and deal with any questions on your new home.

What's involved in tenant referencing?
When you have found a suitable property to rent, all persons aged 18 or over will be required to complete the standard tenant referencing and Right to Rent checks.
First, you will be asked to sign our Terms & Conditions and provide a holding deposit (equivalent to one week’s rent) to reserve the property. When this is in place, we will instruct our referencing company to email an online application form to be completed by each tenant over the age of 18.
It is essential that you complete the on-line application form immediately – the reference process has to be completed in order that your rental can progress.
Once we have received your references, we require around 10 working days to prepare the property and produce the necessary documentation required for you to move in.


What happens to my security deposit?
For each tenancy a Security Deposit is taken to cover damages or defaults on the part of the tenant. For properties managed by Victoria Allman Lettings, we register the deposit with a government-authorised tenancy deposit scheme called the Deposit Protection Scheme (DPS).
For those rentals where we are not managing the property, your deposit will be passed to your Landlord who will be responsible for registering your deposit in line with government regulations.
For deposits registered by us with the DPS, you will receive email confirmation within 30 days of moving into your property to confirm the registration of your deposit.

Reporting a repair
If you are already renting with us and have a repair or maintenance issue, click the button below to report the problem and we will get back to you as soon as possible.
Non urgent repairs will be dealt with during normal working hours. If you need to speak to someone outside of working hours regarding a genuine emergency, call 01666 338866 and follow the instructions.
