The renting process

1. Your rental preferences.

First, tell us what you’re looking for in your new rental. We will then point you to properties and locations that match your criteria.

2. Personal viewings.

Next, explore potential homes online, and we’ll give you advice on properties that match your needs. We’ll then arrange viewings for you to take a look.

3. Secure your chosen home.

You then submit your application and we’ll work with you on the essential background information including credit searches and Right-to-Rent checks.

4. Tenancy agreement & deposit.

Once the let has been agreed, we will coordinate the paperwork between you and your landlord to make sure all is in order. We will also arrange for the safekeeping of your deposit and payment of the first month’s rent.

5. Moving in.

We will complete an inventory check prior to move-in. Finally, we will handover your keys and deal with any questions you have on your new home.

What's involved in tenant referencing?

Once you find a property you’d like to rent, everyone aged 18 or over must complete tenant referencing and Right-to-Rent checks.

To reserve the property, you’ll sign our Terms & Conditions and pay a holding deposit equal to one week’s rent. We’ll then ask our referencing company to send each adult tenant an online application form by email.

Please complete the form as soon as you receive it. We must finish the referencing process before your rental can move forward.

After we receive your references, we allow around 10 working days to prepare the property and complete all required documentation ahead of your move-in date.

What happens to my security deposit?

We take a security deposit to cover any damage or tenant defaults. For properties managed by Victoria Allman Lettings, we register your deposit with the government-authorised Tenancy Deposit Scheme (TDS).

If we do not manage the property, we may pass your deposit to the landlord, who would then take responsibility for registering it in line with government regulations.

When we register your deposit with the TDS, you’ll receive email confirmation within 30 days of moving into the property.

Reporting a repair

If you are already renting with us and have a repair or maintenance issue, click the button below to report the problem and we will get back to you as soon as possible.

Non-urgent repairs will be dealt with during normal working hours. If you need to speak to someone outside of working hours regarding a genuine emergency, call 01666 338866 and follow the instructions.
